Living Through a Drywall Repair in Dallas: Dust & Containment

Most people who call us have already made the decision. The hole in the wall isn't getting smaller, the ceiling stain isn't fading, and they know it needs a professional. What's actually holding up the phone call is something else: what is this going to do to my house?

It's a fair question. A Dallas home usually gives you somewhere to retreat to during the work, but it also has something a small apartment doesn't: central air, ducted to every room. That changes the dust problem completely. Here's an honest picture of what a drywall repair does to a house, what a contractor should be doing to control it, and what the place should look like when the work is done.

Where the dust actually comes from

It isn't the demolition. Cutting out damaged drywall makes chunks, and chunks fall onto a drop cloth. The dust that ends up in your closets comes from sanding joint compound — the finishing step that makes the patch disappear.

Sanded compound is close to talcum powder. The particles are light enough to stay suspended in the air for hours after the sanding stops, which is why a job that looked clean at 4 p.m. can leave a gray film on your shelves by morning. Once that dust is airborne, it finds every surface in the house. Controlling it means not letting it become airborne in the first place.

Texture adds a step most people don't anticipate. Dallas homes are overwhelmingly finished in knockdown or orange peel, and a patch has to be re-textured and blended to disappear. That means spray equipment, overspray, and more finish work than a flat wall would need — one more reason containment matters here.

Older stock makes it bigger still. Plaster and lath in Oak Cliff, Winnetka Heights, Munger Place and the M Streets produces significantly more debris than modern drywall, and old plaster is heavier and grittier.

Your HVAC is the biggest variable

In a Dallas house, the single fastest way to spread drywall dust through every room is to leave the air conditioning running during sanding. A return vent in or near the work area will pull that fine dust straight into the ductwork and redistribute it — into bedrooms, into the attic air handler, into rooms nobody worked in.

The system goes off during sanding, and any return in the work zone gets sealed with plastic and tape. On a July afternoon in Texas that's genuinely uncomfortable, which is exactly why some crews skip it. It's also the difference between cleaning one room and cleaning your whole house.

What real containment looks like

Ask a contractor what they do about dust. The answer tells you most of what you need to know. A properly protected job includes:

Plastic barriers. Sheet plastic taped floor-to-ceiling across doorways and open passages, sealing the work area off from the rest of the house. On larger jobs this becomes a zip wall with an actual zippered door. Open-concept floor plans — common in newer construction and in remodeled ranch homes — need more plastic, not less, because there's no doorway to seal.

Negative air. An air scrubber with a HEPA filter runs inside the sealed area, pulling air through the filter and exhausting it out a window. That keeps the contained space at slightly lower pressure than the rest of the house, so air flows into the work zone instead of leaking out of it. This is the single biggest difference between a clean job and a dusty one.

HEPA vacuum sanding. A sanding head connected to a HEPA vacuum captures most of the dust at the source rather than releasing it into the room. It's slower than dry hand-sanding and it costs more in equipment. It's also the reason your house is livable that night.

Floor and path protection. Rosin paper or protective film taped down over hardwood and tile, plus a covered walking path from the door the crew is using to the work area. Most Dallas jobs run through a garage or side entry, which keeps traffic out of your living space entirely.

Lead paint changes the rules

If your home was built before 1978, the EPA's Renovation, Repair and Painting rule applies to work that disturbs painted surfaces. That means lead-safe work practices: stricter containment, wet methods, HEPA vacuums, and specific cleanup and disposal. It's a requirement, not a precaution.

For anyone in Dallas's older neighborhoods, this is not a corner to let a contractor cut. Lead dust is the real health hazard in an old house, and it's invisible. If someone bidding on a 1940s bungalow doesn't raise it, that tells you what their containment is going to look like.

What gets moved and what gets covered

Anything within roughly six feet of the work should leave the room if it reasonably can — that's where the heaviest fallout lands. Past that, covering in place is usually enough.

Move out: electronics, anything with a fan or an air intake, open shelving, upholstered furniture you care about, bedding, and clothing that isn't behind a closed door. A garage makes this easy, and it's the main advantage a house has over an apartment. Cover in place: heavy furniture, mattresses, rugs you can't lift.

Close every closet in the house, not just the ones in the work room. Fine dust travels farther than people expect, and a closed closet door is free protection.

Can you stay in the house?

For most repairs, yes — and in a single-family home it's easier than almost anywhere. A patch, a ceiling repair, a section of wall: those are single-room jobs with the rest of the house sealed off and fully usable. Plan to be out of that room during active sanding, typically a two- to three-hour window.

The jobs worth planning around are full-room skim coats, multi-room work, and ceiling replacements. Those mean sanding overhead across a large area, and even with good containment there's more airborne material and it takes longer to settle. With the HVAC off in summer, you may simply want to be out of the house for the afternoon.

Pets should be out of the work area entirely during sanding. Birds especially — their respiratory systems don't tolerate airborne particulates well.

What the end of the job should look like

HEPA-vacuumed surfaces, floors damp-wiped rather than swept, barriers taken down last and folded inward so the collected dust leaves with them, HVAC returns unsealed and the filter changed, and debris hauled off rather than left at the curb for you to deal with. Dry sweeping at the end undoes an entire day of containment — it puts everything that had settled right back into the air.

You should be able to walk in and not immediately know where the work happened, apart from the repair itself.

Questions worth asking before you book

Do you use HEPA vacuum sanding or dry sanding? Do you run an air scrubber? Are you shutting down the HVAC and sealing the returns? Was this house built before 1978, and how are you handling lead-safe practices? How are you matching my texture? Who does the final cleanup, and what does it cover?

A contractor who answers those quickly and specifically has done this before. One who says "we'll put down a drop cloth" is telling you to plan on cleaning your own house.
