How to Repair a Sagging or Bulging Plaster Ceiling in Dallas
A plaster ceiling that has started to sag, bow, or bulge is not a cosmetic problem. It is a ceiling that has partially let go of the structure holding it up, and the amount of weight involved is significant — a three-coat plaster ceiling in an older Dallas home can run 8 to 10 pounds per square foot. When a section that size comes down, it does real damage.
The good news is that a sagging plaster ceiling almost never has to be torn out entirely. In most of the homes we work in around Oak Cliff, Bishop Arts, Munger Place, Swiss Avenue, Uptown, and Deep Ellum, the ceiling can be re-secured and refinished. Here is what that actually involves.
Why plaster ceilings sag in the first place
Most ceilings in Dallas homes built before roughly 1950 are wood lath with three coats of plaster over it. When the plaster was originally troweled on, it squeezed through the gaps between the lath strips and curled over on the back side. Those curls are called keys, and they are the only thing mechanically holding the ceiling up.
Keys break. After seventy or a hundred years of seasonal movement, slammed doors, and North Texas temperature swings, they fatigue and snap off. Once enough of them fail in one area, the plaster separates from the lath and begins to hang under its own weight. That is the bulge you are looking at.
In Dallas, foundation movement is the accelerant. Expansive clay soil lifts and drops the slab or pier-and-beam framing through wet and dry seasons, and every cycle works the ceiling plane a little more. Add summer attic temperatures well over 130 degrees drying out old material, and keys that were marginal in 1995 are gone now. Water does the rest — a slow supply-line leak, a failed upstairs bathroom, or a roof issue after a hail storm will soften plaster and rot lath at the same time.
First: is it still attached, or is it hanging?
Before anyone talks about repair methods, the ceiling has to be assessed. We check whether the plaster is still bonded to the lath, whether the lath is still fastened to the joists, and whether the material is dry or wet. A pinless moisture meter tells us in a few minutes whether we are dealing with age-related key failure or an active leak — and if it is a leak, the leak gets fixed before the ceiling does. Repairing a wet ceiling just buys you a second repair.
A ceiling that flexes when pressed, has cracks running along the lath lines, or shows a visible dip is salvageable in most cases. A ceiling with plaster falling in chunks, exposed lath, or rot is past that point. Repair method 1: plaster washers and re-keying
This is the standard fix for a ceiling that is intact but detached. Plaster washers are thin perforated metal discs that get screwed through the plaster and into the wood lath or, better, directly into the joists above. They spread the clamping load so the screw head does not simply punch through the plaster.
We work the sagging area back up to the joists gradually — snugging screws in a grid pattern, a little at a time, so the plaster is not forced up faster than it will move. Rushing this cracks the field. Once the ceiling is back in plane and held, the washers are coated over, the surface is taped where it cracked, and the whole area gets skim coated so nothing telegraphs through the paint.
This is the least invasive option and it keeps the original ceiling, which matters in a historic district home where the ceiling height and original moldings are part of the value.
Repair method 2: partial removal and patch
When one section is genuinely failed — soft, crumbling, or water-destroyed — but the rest of the ceiling is sound, we cut out the bad area back to solid material, verify the lath underneath is intact, and patch in new material at the same thickness. Then the seams get taped and the ceiling gets skim coated wall to wall so the patch does not read as a rectangle under raking light.
That last step matters more than people expect. A patch can be structurally perfect and still look obvious if the surrounding ceiling is not blended into it.
Repair method 3: overlay or full replacement
If the lath itself is rotted or has pulled away from the joists, washers have nothing to grab and the ceiling has to come down in that area. Depending on the room, we either replace with new drywall hung directly to the joists and skim coated to match the plaster texture, or overlay the existing ceiling with thin drywall fastened through to the framing. Overlay is faster and cleaner, but it lowers the ceiling slightly and is not always appropriate in a room with original crown molding.
A few Dallas-specific things worth knowing
If the sag is accompanied by cracks running diagonally from door and window corners elsewhere in the house, the ceiling may be a symptom rather than the problem. Foundation movement should be evaluated before finish work goes in, or the repair will crack again within a season or two. We will tell you when we think that is what we are looking at.
Homes built before 1978 frequently have lead paint in the layers on plaster ceilings, and disturbing them calls for containment and safe work practices, not a drop cloth and a scraper. If your home is in a City of Dallas historic district — Munger Place, Swiss Avenue, Winnetka Heights and others — exterior work needs a certificate of appropriateness, and while interior ceiling repair generally does not, it is worth a call to confirm before you start.
And do not paint over a bulge hoping it settles. Paint adds weight, hides the progression, and removes the one visual cue you had.
